ARCHITECTURE AS PROCESS, DECISION AND LEADERSHIP
"At Lima Vari, we see architecture as a structured journey, where every choice has a direct impact on the result, the cost and the peace of mind of the construction. More than creating spaces, we steer decisions in a technical, organized and conscious way.
Our methodology was built from practice and experience in complex projects and construction works, with the goal of providing direction, predictability and confidence throughout the entire process.
"WHY THE WAY A PROJECT
IS LED MATTERS!
"Our methodology exists to organize this path, anticipating relevant choices and structuring the design before construction begins.
"Clients often come to us with doubts or concerns built up from previous experiences, such as:
- Poorly defined processes
- Decisions made late or in a fragmented way
- Constant changes during construction
- Difficulty predicting schedules and investments
- A gap between the presented design and the built result.

LIMA VARI METHODOLOGY
"1. DIAGNOSIS AND UNDERSTANDING
"The beginning of the process is dedicated to a careful reading of the context.
We seek to understand the space, the moment and the people involved, considering aspects that go beyond the drawing:
- Family dynamics and routine
- Expectations of use and permanence
- Technical, legal and physical constraints of the property
- Financial guidelines and desired degree of intervention
This stage underpins all the work and guides future decisions, avoiding generic solutions disconnected from the client's reality.
"

2. DESIGN AND PLANNING
"The Design and Planning stage concentrates the definitions that directly impact the progress, investment and organization of the construction.
This is when we carry out the technical survey of the property, align expectations through the briefing, develop the layout and build the design concept, organizing and defining the aesthetic, functional and technical choices.
The executive design, with its detailing, combined with the physical-financial schedule, structures the construction before execution begins, allowing greater predictability, direction and control over schedules and costs.
This stage turns ideas into consolidated decisions, reducing improvised adjustments throughout the construction.
"
3. TECHNICAL DEVELOPMENT
"With the guidelines approved, we deepen the design at a technical level.
In this phase, the focus is on the precision and feasibility of the proposed solutions, ensuring the design is a reliable instrument for execution:
- Construction detailing
- Coordination between systems and disciplines
- Careful definition of materials and specifications
Technical development ensures the design can be correctly interpreted by the builders, minimizing doubts and deviations during construction.
"After the design is approved, we begin the Executive Construction Coordination, led by Lima Vari together with our technical team. We stay close throughout execution, following the process and supporting the client in the decisions that arise during construction:
- Continuous technical guidance
- Interface with suppliers and construction teams
- Analysis of solutions proposed on site
- Conscious adjustments when necessary
This coordination ensures alignment between design, execution and expectations, preserving the logic defined in the previous stages.
"
4. EXECUTIVE CONSTRUCTION COORDINATION
"WHAT THIS METHODOLOGY PROVIDES
Our way of working results in a more organized and consistent process:
- Decisions made at the right moment
- Less improvisation during execution
- Greater command of schedules and investments
- Coherence between the conceived design and the built space
More than an aesthetic result, we deliver a structured, well-led journey.
